What is a ‘Fit Out’

An office or warehouse fit out is the development of the space to make sure its functionality does what the people who use it need it to do. There are different categories of fit out as follows:

Shell and Core

This is where the building looks complete on the outside but the inside if the building has not been installed.

Cat A

This is a basic landlord fit out that leaves the interior of the building empty for the occupier to establish their own design and construction. This includes the installation of the building’s mechanical, electrical and plumbing services, as well as flooring, suspended ceilings, and fire detection systems.

Cat B

This incorporates things that make a space functional, but it can also provide the opportunity to bring an occupant’s company to life. It may include partitioning and specialist facilities (e.g., meeting rooms, workstations, and breakout areas), or the installation of furniture, IT and audio-visual equipment.

There is a Cat A+ too which is where landlords want to lease their space quickly and want it suitable to be useable straight away for their tenants. These are also known as Built to Lease projects.

1. Assessment and Planning

2. Installation

When it comes to the physical installation, we install electrical wiring equipment and fixtures according to the project plan. This often includes running electrical cables, mounting sockets and switches, installing light fittings, and setting up electrical panels.

3. Testing and Commissionin

Once the installation is complete, we test the system to ensure it is functioning properly and safely. This may involve testing voltage levels, ensuring circuit breakers are working correctly, and checking that electrical panels are properly labelled.

4. Handover and Documentation

After the system has been installed, tested, and commissioned, we document the installation and hand it over to the client. We provide any electrical diagrams, user manuals, and testing reports.

5. Ongoing Maintenance
