What to Consider for an Office/Warehouse Fit Out

What is a ‘Fit Out’

An office or warehouse fit out is the development of the space to make sure its functionality does what the people who use it need it to do. There are different categories of fit out as follows:

Shell and Core

This is where the building looks complete on the outside but the inside if the building has not been installed.

Cat A

This is a basic landlord fit out that leaves the interior of the building empty for the occupier to establish their own design and construction. This includes the installation of the building’s mechanical, electrical and plumbing services, as well as flooring, suspended ceilings, and fire detection systems.

Cat B

This incorporates things that make a space functional, but it can also provide the opportunity to bring an occupant’s company to life. It may include partitioning and specialist facilities (e.g., meeting rooms, workstations, and breakout areas), or the installation of furniture, IT and audio-visual equipment.

There is a Cat A+ too which is where landlords want to lease their space quickly and want it suitable to be useable straight away for their tenants. These are also known as Built to Lease projects.

ACJ Electrical Ltd are here to help when it comes to the electrical design and installation required for a new office or warehouse fit out.

Here is how we can help:

1. Assessment and Planning

We meet with the client to assess the electrical needs of the space and to plan the installation. This is so important as the use of the building in the short and long term should be considered, and the positioning of cabling needs to be carefully planned.

In an office, for example, one idea is to fit floor box installations. These stainless-steel boxes are designed to be used within raised floors to allow cabling to be connected discreetly. This allows desks to be placed anywhere as opposed to electrical points by walls. Alternatively, if you’re looking for a solution to get your cables into key areas without miles of unsightly wires, then trunking is the perfect solution and can be installed at dado height, desk level and above – or at skirting board level. Both solutions give a tidy, professional appearance, while offering the ultimate in functionality, not to mention safety

Lighting at work is also very important for the health and safety of everyone using the workplace. Poor lighting can affect the health of people at work causing symptoms like eyestrain, migraine and headaches. So, the placement of lights and type of lighting used is something else to be carefully planned. This includes security and emergency lighting, both of which ACJ Electrical Installations specialise in.

Other things to consider include identifying power sources, determining the placement switches, and ensuring compliance with building codes and safety regulations.

2. Installation

When it comes to the physical installation, we install electrical wiring equipment and fixtures according to the project plan. This often includes running electrical cables, mounting sockets and switches, installing light fittings, and setting up electrical panels.

3. Testing and Commissionin

Once the installation is complete, we test the system to ensure it is functioning properly and safely. This may involve testing voltage levels, ensuring circuit breakers are working correctly, and checking that electrical panels are properly labelled.

4. Handover and Documentation

After the system has been installed, tested, and commissioned, we document the installation and hand it over to the client. We provide any electrical diagrams, user manuals, and testing reports.

5. Ongoing Maintenance

Our service doesn’t stop there! After the installation is complete, we can provide a maintenance service to support and ensure the system continues to function safely and efficiently.

We are experienced and knowledgeable when it comes to office and warehouse fit outs, and we also offer a range of Voice and Data cabling and commercial EV Charger installation too.
